Vacant Land for Sale by Owner

Vacant land for sale is a little different from home for sale. You are selling a piece of vacant space for which to build on. Two things that become important are location and size.  Buyers are looking to build in a favorable location and want enough space to build whatever it is that they are planning.

When posting your land for sale, be sure to mention any major highways that are nearby as well as shopping centers, schools, etc. Being close to the center of town or centrally located with a highway within easy access is highly desirable. When selling land on a residential street, you want to mention neighborhood attributes and values of homes on the streets. Quiet neighborhood, upscale neighborhood, close to schools, etc, are all great things to mention that will draw in buyers.

The size of the land is important and square footage should always be mentioned. Also the condition of the land. Is it level, is it on sturdy ground, is it landfill, etc? These are questions that potential buyers will have. Does the land need clearing? This is another area of concern that can affect pricing. If a buyer has to clear the land, remove trees, brush or rocks, they will have to invest money in doing so and will want to pay less for the land itself.

You land for sale can be sold through a real estate agent, through MLB listing or on your own. The choice is yours. There are pros and cons of each and you will need to decide what is best for your particular situation. When using a real estate agent, you will have to pay a commission on the sale, therefore lowering your profit. However, you will have to work less to get it sold as the agent will do most of the work. If you choose to sell it on your own, you will be responsible for setting up appointments and showing the land to potential buyers.  You will be setting the price and marketing the land.

Pricing is important if you want to get the land sold in a specific amount of time, yet still make a profit. A good idea is to sell it just under market value. If selling it on your own you can still have a real estate agent run a report in the area to get the  market value of homes in that area, etc. A good price point is always a great seller.
