Almost all of our customers buy land for investment purposes. Part of the process of investing with land is to sit and wait on it until demand for the property rises and then resell it to a developer at a higher price. There are also some customers who buy with the intent to build on their property. If you are new to Land Sales Company, you may have noticed that all of the property we sell (including residential, commercial and rural) is undeveloped. Our business purpose is to sell plots of land at affordable prices and offer payment plans so that anyone can own property and develop it as they wish. Although most customers buy property with a plan in mind, this can leave some new buyers left wondering what to do next with their investment. Some have concerns with developing the property before it is fully paid off and others are worried about the high costs of development. In this blog I’d like to present a possible solution to our customers in this situation.
Whether you are the conservationist seeking to protect your own quiet escape out in the country, a grandparent looking to live closer to your children and families, or even the average, hardworking citizen with the desire for a second home in another state; many times people with undeveloped property are not sure what to do next. They will often visit the property to try to determine the most suitable building site, but sometimes construction planning and building can take over a year or two.
One option to enjoy the land right away is to buy a small, prefabricated or pre-built home which requires little or no site preparation (obviously this varies with each plot of land and you will need to check the zoning laws, land covenants, building permits, restrictions and codes for each county/state). As many of our properties already have access to utilities such as electricity, water and sewer, this option would work marvelously for a temporary or even a long term home. Prefabricated homes have come a long way since the “double wide” mobile home parks, and there are now more modern, rustic and romantic styles to choose from. You may be surprised to learn that “pre-fab” no longer equals cheap. Prices vary by region and manufacturer, but you can plan to spend anywhere between $35 per square foot for a basic structure to more than $200 per square foot for designer models. For more money, you can have all the comforts and luxuries of home installed before it is delivered.
Prefabricated homes are generally smaller than our normal investors’ everyday homes, but one way to look at it is how the reduced square footage means lower maintenance costs, less upkeep and lower energy consumption. Reduced costs on housing means buyers will have more money to spend elsewhere, not to mention the instant gratification they will have since most houses are ready to be lived in after only a day of set-up. Anyone who has built a house before can appreciate that knowing how many anxious months it takes watching the construction be completed.
Another reason to move into a smaller house is to help protect the environment. Small, pre-built houses are ideal for the nature lover who plans to spend much of their time outdoors anyway and eco-minded people are pleased at how tiny houses can have little to no lasting impact on the land. You can even choose a manufacturer who builds using recycled materials. This is one way to help reduce your consumption footprint. There is even a co-op organization called the Small House Society which is dedicated to the promotion of smaller housing alternatives which can be more affordable and ecological. Pre-built structures can also be useful if you are looking to develop commercial property. Just think of all the drive-up coffee shacks, home-cooked BBQ stands, and other quick, convenient food shops you drive past every day. With a little creativity, you will be in business in no time and saving money on rent to top it off!
