We get a lot of interest from customers looking to start their own bed and breakfast (B&B), which is very popular right now around the country. Many of the people we talk to are looking to build from the ground up and design their B&B to fit their needs.
Typically, a B&B are setup as private homes with less than ten bedrooms that are designated for commercial use. Generally, B&B’s accommodate guests in the private bedrooms overnight, and breakfast is served to the guest in their bedroom in the morning; hence the name “bed & breakfast” for this type of establishment. Usually a B&B is operated by the owner(s) of the property and they do the cleaning of the rooms, prepare the foods, and cater to their guests. If at a later date a professional staff is hired to run the B&B, it is usually no longer considered to be a bed & breakfast, but rather enters the category of an inn or hotel.

Remember that every county is different and has their own unique rules regarding zoning and use of property, so it is always a good idea to call the county directly and speak to planner directly and ask questions before deciding on a property.
