If you own land and are ready to sell there are a few different ways to go about it. You can contact a real estate agent and go through them, put up a listing on the Multiple Listing Service known as MLS, or put it up as land for sale by owner (FSBO).
Selling the land on your own has become more popular these days, as it cuts out the middle man and allows the land owner to keep 100% of the profit. It also gives the land owner more control over the transaction. Since you typically do not get as much for vacant land as you do for land with a property built on it, you want to keep every penny that you sell it for, if you can.
Land appreciates in value over time, just as property does. Although, posting your land for sale by owner can be a bit risky, it can also be very rewarding if you learn how to do it right. It is more work to sell it on your own, but consider it as working for the commission that you would normally have to pay an agent. You are the one who has to post it for sale, showing it, and closing the deal.
The first thing you should do is get your land “sale ready”. This means that it is packaged well. Most real estate agents will tell you to remove clutter, manicure the landscape. When you sell your car you run it through the car wash and clean the inside so it looks its best. Do the same for your home.
The next thing you want to do is market your land and list it for sale. There are a variety of ways to list your home by using free internet classified sites, fliers, classifieds in area newspapers, ads in neighborhood real estate booklets, and land signs
Pricing is also important when listing your land for sale. Too high and you will not much interest and too low, you may end up owing money at the end. Remember that the more people who take a look, the more likely you will sell it. Price your land just below market value. This will still give you a good profit, but will get more potential buyers who realize they might get a great deal. You really make it seem so easy with your presentation but I find this matter to be actually something that I think I would never understand. It seems too complex and very broad for me. I am looking forward for your next post, I will try to get the hang of it!
