Maximize Your Acre: Subdivisions

When you have bought land for sale, you have the option of subdividing it when you resell it. This just means that you break the land up into smaller pieces and sell them individually. It is one way to make the most of every acre you own. It is not difficult to subdivide property, but there are a few things you need to know.

1. The city planning commission may have something to say about if, and if so how, you divide your property. It is always important to contact the city planners before you make your subdivisions to make sure your sales will be accepted as legal transactions.

2. Zoning may also be a consideration. Before you subdivide your large piece of property into hundreds of small pieces of land for sale, it is important to make sure the property is properly zoned for that kind of residential complex.

3. There will need to be space blocked out for roads. If you have a very large piece of land for sale and you are subdividing it into hundreds of lots, you will most likely need to allot spaces between the lots for roads. This may be covered in the zoning requirements, but you should address it if it does not come up.

4. One thing you need to figure out is how small you can make the lots and still entice people to buy them. Non-investors usually want to buy land for sale only if they can build a house on it. Think about space considerations when you break up your land.

5. You will have to make sure there are utilities routed to the properties. This may require you to spend extra time and money during the project. If you plan ahead for the utilities, they should not be a problem.

6. There may be cases where individuals want a larger lot. If you find a buyer who wants to buy more than one lot and make it into a larger piece of land, you might be able to reapportion it at that time. This could give you a larger pool of buyers for your land for sale.
